Tasks simplify much of the annoying admin when managing your tenancy. We put them all in a single place so you can keep track and stay aware of what needs doing. To compliment this we also send email reminders and notifications to keep you in touch with your tenancy. See below for more information:

The Tenancy Agreement

Propa sends the agreement to all parties involved in your tenancy, including any guarantors. It is then reviewed by each party and digitally signed using the mobile number you provided to your landlord. We send reminders and track the status of it to make sure its completed as quickly as possible, so your tenancy can start smoothly and without delay.

This agreement is based of the GOV.UKΒ model for an assured short-hold tenancy agreement, and is regularly updated with the latest regulations affecting the private renting sector. If you are at all concerned of the legal implications of it please seek the advice of a qualified solicitor.

Deposit Payment

Its mandatory your landlord asks for a deposit for your tenancy. Your landlord can set the amount they wish to receive, however this is limited to 5 weeks of rent. You will be requested to pay your deposit after you've signed your tenancy agreement.

After you've paid your deposit, the landlord has 30 days to pay this into a government authorised tenancy deposit scheme. Propa partners with TDS (TDSΒ Custodial Ltd) to provide deposit protection for our landlords. When the deposit is fully registered you will receive a deposit certificate and deposit account number (DAN). You can use this to log into TDS and raise any disputes you might have during your tenancy.

How the deposit is paid:

1. Divvy up the amount of deposit that is being paid between you and any other tenants in the property:

2. Verify the payment details, then authenticate with your bank:

3. If you are late paying your deposit we will send an email reminder. Failure to pay can cause serious consequences.

Rent Payment

Rent is usually taken on a per month basis. This is paid via standing order, the most cost effective and widely used in the renting sector. Please be aware if you fail to have the funds to pay your rent you could fall into arrears, which can cause very serious consequences, like, the landlord sending notice for re-possesion of the property.

Please ensure you have enough money in your account each month to pay your rent.
