Tasks are a useful way of tracking the status of compliance requirements for your property. Here we need to make sure your property is fit for renting to tenants. Propa maintains a regular watch on new regulations and compliance requirements for your property, if there are updates to new legislation, we will notify you. Failure to provide a EPC, EICR and GSC (If gas appliances exist) will prevent you from being able to serve an eviction notice (Section 21). More information on that here.

The required property standards are:

Energy Performance Certificate (EPC)

🔁 An EPC is valid for 10 years.

An EPC gives a realistic overview of a properties energy consumption and efficiency. From the 1st April 2020 all properties with tenancies even if they are renewed must have an EPC rating above 'E'. Before you think about marketing your property to tenants you must have an EPC already in place and a rating above 'E'. In 2025 the UK government has proposed lifting the rating to 'C', therefore any properties with ratings less than 'C' cannot legally be rented. The proposed update also changes the fines for improper EPC certification from £5,000 currently, to £30,000.

The UK has a database for accessing all property EPC's. Propa uses this data to access and understand the current status of your property against the wider changes to compliance regulations.

How to add your properties EPC to Propa:

Electrical Installation Condition Report (EICR)

🔁 An EICR is valid for 5 years.

In the UK its mandatory a property has an EICR for all new tenancies starting from the 1st April 2020. This requirement is for all tenancy types. Read this website for more information about recent changes to regulations to the requirement of an EICR in the private renting sector.

How to add your properties EICR certificate to Propa:

1. Add the date the certificate was issued on, upload the EICR, then tap save:

Gas Safety Certificate (GSC)

Only needed if the property has gas appliances installed.

Smoke and Carbon Monoxide alarms

Carbon Monoxide alarms are only needed if the property has gas appliances installed.
Smoke alarms should always be installed and in working order.

They are one of the last lines of defence in the event your property has either a fire or a carbon monoxide leak. They should be regularly checked by tenants and yourself.

Another legal requirement for property standards is that the certificates are received by the tenants before the start of their tenancy. Propa makes this very straightforward by providing a portal for the tenants to access and view the certificates.

Propa also checks the management status of your property, by knowing when a tenancy ends it will notify you to renew/find new tenants for the property, this is to maintain the highest occupancy level possible. As well as notifying you to update the inventory at the end of a tenancy so the next tenants have an up to date status of what's in the property.
